Gold Coast house prices hit by drop in migration

Thursday, June 17th, 2010

A new report has singled out southern Queensland as the area where house prices will rise least in the coming 3 to 4 years. In particular, the Gold Coast will see little movement in its house prices due to the constrictions of building on the strip.

Property researcher BIS Shrapnel said while the Coast could expect modest gains, the tourism strip’s higher median price for houses would keep any increases at bay between 2010 and 2013. It forecasts an 11 per cent rise in Gold Coast property during the period, compared with 12 per cent in Brisbane and 13 per cent on the Sunshine Coast. The growth targets compare with an expected 20 per cent lift in Sydney and Adelaide prices, and a whopping 22 per cent gain in Perth.

BIS Shrapnel’s senior project manager, Angie Zigomanis, said the Gold Coast property market had suffered from a ‘dramatic’ downturn in interstate migration and a major shift in affordability favouring Sydney in particular.
